Welcome to Sunnyfield Condominiums
The Condominium concept offers private ownership in a multi-dwelling project. The owner of a Condominium Unit owns his unit in many respects as a private homeowner owns his own home. He owns the
Condominium Unit in fee and is entitled to the exclusive possession thereof. His Condominium Unit will be taxed as a separate lot for real estate tax purposes as though it were a private home; and he
will not be responsible if any of his neighbors fails to pay the taxes due on his individual Condominium Unit.
In addition to these rights, he is also the owner, in common with all of the other owners of Condominium Units in Sunnyfield, a Condominium of all the real and personal property comprising such
Condominium other than the Apartments themselves (the "Common Elements") having an undivided percentage interest therein.
All facilities, utilities and services supplied to all Condominium Units and the common areas, including electricity, water, gas, sewerage disposal, garbage removal and extermination, will be paid by
the Association and charged to each Condominium Unit Owner as a common expense. However, the electric utility charge, which is individually metered for each Unit, is the sole responsibility of each
Unit Owner.
The Borough of West Caldwell operates a school system with the Town of Caldwell. The James Caldwell High School, Grover Cleveland Jr. High School, and Harrison Grammar School are respectively 5/10’s,
8/10’s and 3/10’s of a mile from the property.
The Borough has a paid police department and volunteer fire department. The police department and Fire Company are respectively 3/10’s 2/10’s of a mile from the property.
The Borough has a volunteer first aid squad located approximately 3/10’s of a mile from the property. Although there are no hospital facilities located within the Borough there is a nearby hospital,
St. Barnabas Medical Center in Livingston.
The Borough has five parks with recreation facilities including tennis courts, baseball and soccer fields and a community pool. Tennis courts are also located at the high school. The Recreation
Department runs spring, summer, fall, winter and year round programs including volleyball, basketball, wrestling, twirling, tennis, soccer, swimming, slo-pitch and track. Harrison Park is located
approximately two tenths of a mile from the property.
There are a variety of houses of worship located in the surrounding communities including Calvary Lutheran, Episcopal, Jewish, Presbyterian and Methodist.
Public transportation facilities are available to New York, Newark and adjacent areas, via speedy and regular bus and train service. The Montclair railroad station is approximately four and a half
miles from the premises offering service to Hoboken with connections to New York City. Regular bus service runs along Bloomfield Avenue.
Route 280 is approximately two miles from the premises offering connections to the western and eastern parts of the State. The Garden State Parkway is approximately 10 miles from the property
offering connections to the northern and southern parts of the State.
