Property Management Division
The following is a brief outline of our Property Management Program and highlights of what is included. We customize our program to meet your specific property
needs.
Property Management Operations
• Detailed inspection and supervision of all common areas
• Recommend changes emphasizing preventative maintenance
• Schedule, chart and supervise all contractor/superintendent activities
• Provide 24 hour emergency service number
• Supply recommendations for procedural/personnel changes
• Solicit bids, compile cost estimates and contract out all services
• Meet regularly with owner or Board of Directors
Financial Management Operations
• Cash disbursements, monthly cash flow, general ledger with balance sheet by the fifteenth of the month
• Supply and distribute delinquent notices, collect late charges and file liens, as necessary
• Collection of all special assessments
• Prepare annual budget and review with Board of Directors/Property Owner
• Provide all data required by accountants for tax returns
Service Management Operations
• In-house computerized accounting
• Provide all necessary documentation for owners selling or refinancing their units
• Solicit bids, monitor and review all insurance activity
• Develop, initiate and enforce rules and regulations
• Inform and advise on all mandatory and pending local, state and federal regulations
• Furnish and distribute disclosure/welcome packages to incoming owners/tenants
• Provide owners and/or Board of Directors with comprehensive personalized attention
Individual Unit Management
• Tenant search
• Prepare and execute lease on unit owner’s behalf
• Collect monthly rent
• Institute eviction proceedings, if necessary
• Perform tenant reported maintenance items
• Inspect units when tenant vacates
